What is RERA and Why Does It Matter?

The Real Estate (Regulation and Development) Act, 2016 (RERA) requires every real estate project to be registered with the state RERA authority. Buying in an unregistered project means you have no legal protection if the builder delays or defaults. Checking RERA status before buying is the single most important step to protect your investment.

RERA Delay Compensation Under Section 18

If your builder fails to hand over possession on the promised date, Section 18 of the RERA Act entitles you to compensation at the rate of RBI Repo Rate plus 2% per annum on the amount you have paid. This compensation accrues for every month of delay until you receive possession.

For example, if you paid Rs. 50,00,000 and the project is 12 months delayed, your compensation would be approximately Rs. 4,90,000 (at the current penal rate of ~9.8% per annum). TerraSec calculates this for you automatically and tracks the amount as the delay grows each month.
